An industrial facility on Newland Road built for operational efficiency. Cohn coordinated the site development, structural shell, and interior systems for client production needs.

In collaboration with sister company Cohn Development, the team transformed an existing building on Devine Street into modern Class A office space featuring a contemporary brick-and-glass façade. The project preserved the structure’s character while completely reimagining its function.

YIP Premier Real Estate’s new Columbia office at 2200 Sumter Street — an adaptive re-use that transformed an existing building into a modern workspace with contemporary finishes and amenities.

1813 Main Street Apartments

Conversion of an existing structure on Main Street into boutique apartment residences. The project preserves historic character while delivering modern multifamily amenities in the urban core.

Claussen’s Boutique Studio Apartments

Adaptive re-use of the historic Claussen’s Bakery into 29 boutique studio apartments. Cohn received the 2020 Historic Preservation Award alongside 1X1 Design and Styx, Claussen’s, LLC for this project that preserves the bakery’s industrial character while creating modern urban housing.

USC Carolina Indoor Tennis Center

A state-of-the-art indoor tennis facility built in partnership with the University of South Carolina Development Foundation. The facility supports collegiate competition and training year-round.

Hampton-Preston Greenhouse

A greenhouse build at the historic Hampton-Preston site on Blanding Street, supporting horticultural programming and heritage interpretation in downtown Columbia.
